Common questions from operators.

Is this a franchise?

It's a hybrid: licensed brand and operating playbook, with revenue share and equity participation depending on the deal. We tailor structure to each market.

How long does opening take?

12–20 weeks from signed term sheet, assuming the space is delivered in shell condition. We've compressed our build-out playbook to remove typical coworking delays.

Do I need coworking experience?

No. We've trained operators from hospitality, fitness, and traditional real estate. What matters is hospitality instinct and a real local network.

What markets are open?

We're actively reviewing the Midwest, Mountain West, and Southeast. Coastal Tier-1 cities are not a fit for the current playbook.

Can I bring my own capital partners?

Yes. Many of our operators raise locally and we co-invest alongside. We can also introduce capital from the OBO investor network.

What does OBO take?

A brand and platform fee, plus an equity participation in the operating entity. Specifics shared in discovery — structure is straightforward and operator-friendly.
